Jogging Discovery - The Club at Clove Lakes Park

As I’m taking my daily run on Clove Road, while listening to my blood stirring, energy pumping music mix, I end up passing by a banner advertising a new development called "The Club at Clove Lakes Park". This name intrigues me because it makes me think of a community for the elite. Still trying to keep the juices flowing as I'm jogging in place reading this advertisement, I tell myself why not pass by the welcome center to check out what this is all about. After all, if I like what I hear it will make for great content on my beloved blog.

One of the friendly sales reps named Michael gave me a run down of the project and showed me the welcome center. I come to find out that this is an upscale 24-unit age-exclusive project for active adults 55 and older. They brand themselves as “Staten Island’s Premier Over 55 Boutique Condominium”, which makes sense and goes along with my initial assumption based on just reading the name of the new development.

I think these guys really have something here because this is the first community on the north shore of Staten Island targeted towards this demographic. While this project is definitely aimed at the upscale market with a profusion of finishes, amenitites and services (lots of marble, granite, brand name appliances and fixtures, pools, fitness room, sauna, private rooms for all types of special events, library, game room, virtual concierge, etc.), it provides an alternative for Staten Islanders who no longer want to maintain their old homes, and just want to live peacefully and joyfully in their own little world. Michael said the offerring plans have recently been approved and all the amenties are finalized, so I'm interested to see what happens at this site.

I asked Michael, with absolutely no personal intentions in mind :) "what are the chances you guys will develop a community like this for people in their 30's and over?" He said, "hey, you never know...we make things happen". At this point my body has cooled down, since I spent more time than I would have liked talking to Michael...no offense Mike you were very kind, but I got to keep the groove going. I'll make it my duty to my fellow readers to follow the progress of The Club and any cool new stuff worth blogging about.

Since you mentioned in your blog you'd be providing updates on The Club At Clove Lakes, I thougt I'd post a recent press release on the project from Leewood Real Estate Group...

LEEWOOD REAL ESTATE GROUP’S THE CLUB AT
CLOVE LAKES PARK READY TO BEGIN SALES
--Age Exclusive Boutique Condominium to Help Fill Active Adult Housing Void--

STATEN ISLAND, N.Y., – When Staten Island builder R. Randy Lee first explored the idea of developing active senior housing, he discovered two things: there was virtually no housing for those 55 and older located on Staten Island, and what little senior housing did exist didn’t contain the amenities sought by people of that age group.

Lee, president and CEO of Graniteville-based Leewood Real Estate Group, completed a series of focus groups, essentially enabling would-be buyers to help design the new boutique condominium residence called The Club at Clove Lakes Park. Using the sophisticated practice of focus groups provided the customer market research to help the builder better understand what appealed and was appropriate for the potential purchasers of this unique project. On Staten Island, which is often known for its cookie cutter housing, The Club at Clove Lakes Park’s use of a focus group to refine and develop a luxury residential development is a first and is something that the builder believes will make the project stand out from the rest.

“By conducting the focus groups, we were able to develop a full understanding of what our Staten Island buyers are looking for in an active adult community. For most of them, staying on Staten Island was highly desirable, but they could not find the type of stair-free, maintenance-free, lock and leave lifestyle with the amenities they desired without driving over a bridge. The Club at Clove Lakes Park offers innovative amenities, state of the art security, exquisite residences, and stair-free living. We are providing older Staten Islanders exactly what they asked for,” concluded Lee.

Located on Clove Road near Victory Boulevard, with Clove Lakes Park as its backyard, the 24-unit age-exclusive boutique condominium was designed to help Staten Islanders seeking a maintenance-free lifestyle in a luxury home stay in the familiar surroundings of the neighborhood where they’ve lived for years.

“Previously, those 55 years of age and older who want to live in this kind of amenity-rich luxury building needed to head for the suburbs – and that means leaving your friends and family behind and finding new stores, doctors and dentists, not to mention having to deal with new electric, gas, phone and cable companies. The Club at Clove Lakes Park provides the best of both worlds in a ‘lock and leave’ carefree environment.”

The property impresses even before stepping foot inside, with gated entry monuments greeting residents on arrival, and a stunning brick and stucco exterior done in muted earth tones, complete with premium Andersen windows. Step over the threshold of the building’s main covered entryway and residents and guests are greeted by a striking Grand Entrance Lobby.

With three stories in the front and four in the back, the building contains 24 mostly two-bedroom units, with some studios and seven duplex units of up to nearly 2,000 square feet. Units include a dining room and a living room, and most have balconies. Extra storage rooms are provided for all residences so even those moving from private homes with basements, attics and garages can be accommodated.

Inside, the plethora of amenities are nothing short of breathtaking and include:

• Granite countertops and a full ceramic decorator backsplash;
• Stainless Steel GE appliances, including a microwave oven;
• Full wood, extra height cabinets and pantry with a built-in crown molding;
• Kohler faucets and a GE garbage disposal unit;
• Granite breakfast bar;
• Volume ceilings, raised cathedral panel doors and pre-finished hardwood flooring;
• Individually controlled thermostat for heating and air conditioning;
• Pocket offices in most units;
• Floor-to-ceiling glass shower with a Carrera marble bench;
• Wood vanity with a marble top;
• Whirlpool tub in second bathroom;
• Washer and dryer accommodations in every unit and heavy duty washers and dryers in the common area;
• Pre-wired for HDTV, cable TV, Broadband Internet and telephone.

“With all the amenities offered, The Club at Clove Lakes Park is like Manhattan-style living right here on Staten Island,” said Lee. “But no ‘active’ adult community would be complete without activities, and there will be no shortage of them at The Club.”

Residents who are fitness buffs will enjoy a stimulating workout in a 40-foot lap pool or cardio exercise in the fitness room. Those wishing to have lower impact exercises have been considered too, with an area specifically for floor exercises such as Pilates. The fitness area comes complete with a high tech ceramic infrared sauna, shower and separate changing rooms.

Convenient relaxation is provided in the form of the bar and lounge chairs on the rooftop terrace, accessible by elevator, and an eye-pleasing gazebo with access to Clove Lakes Park at the rear of the property.

The builder also spent a lot of time refining The Monarch Club, the main entertainment space at The Club at Clove Lakes Park. Based on the results of the focus groups, The Monarch Club provides an elegant space for a number of activities or private affairs, from having a social space for neighbors to watch the Super Bowl and the hottest new cable TV shows on the 52-inch widescreen high definition LCD TV, to the Baby Grand Digital Player Piano providing live music. The computer station allows visitors to The Monarch Club to check their e-mail or surf the Web without going back to their apartments. Residents who would like to entertain a large number of guests have also been thought of with the fully equipped demonstration kitchen. An adjacent billiard room is another feature that was the result of refinements from the builder’s customer research.

The Monarch Club also will be the venue for the widest range of activities imaginable, including knitting lessons, computer lessons and even personal trainers demonstrating the latest fitness techniques. And a library and games room provides a quiet place for residents to read, reflect or play a few hands of Pinochle.

Services also will be in abundant supply at The Club at Clove Lakes Park. Love to travel, eat out or go to theater but hate making the arrangements? A virtual concierge sees to almost every need a resident might have. Don’t want to clear the snow from you car or need help with large packages? The developer has thought of that also and has provided an on-site Resident Assistant to take care of it for you. The Club at Clove Lakes Park also houses a package room monitored by video where you can securely leave your dry cleaning for pick up, or pick up your dry cleaning or other deliveries.

Security has also been made a top priority at The Club at Clove Lakes Park, with state-of-the-art systems protecting residents and their valuables. An intercom system with video enables residents to both hear and see who is calling and a doorman – live or virtual – monitors the lobby and other areas of the property 24/7. The gated premises and the parking area are accessible only with residents’ key cards.

Although The Club at Clove Lakes Park is amenities, activity and service rich, it is priced attractively with studios at around $500,000 and $900,000 for duplex units. Maintenance fees are also extremely reasonable starting at about $600 per month, which not only pays for all the amenities, but provides a carefree environment that allows residents to just lock and leave whenever they desire – whether it’s for a day, week or several months. “Our research showed that people wanted Manhattan-style living, at Staten Island prices,” said Lee. “And The Club at Clove Lakes Park delivers.”
